A home survey helps you make a more informed decision and gives the opportunity to receive advice/ information of the property before purchase.
What is the purpose of a home survey?
When purchasing a property it is important to understand what condition the property is in. This enables you to understand and budget for possible maintenance and work the property requires and in some cases allows you to renegotiate the price of the property.
The property’s age, condition and any renovation plans you have may change which survey is required (Level 1, 2 or 3) to suit the level of detail required for the property. All home survey reports are simply set out and easy to understand.

Level 1 Home Survey (Condition Report)
What is included in this survey-
This survey and report determines any potential risks or legal issues with the condition of the property and highlights urgent defects. This report will outline any risks but will not give advice.
Who this report is for-
This report is most suitable for newer homes (approximately 5 years old) that are conventionally built.
Detailed visual inspection
The report follows a set format that is easy to understand and follow

Level 2 Home Survey (HomeBuyers)
What is Included-
All features of the the Level 1 survey, including a more detailed visual inspection of the property, roof space and drainage chamber. Additionally, this survey includes advice on defects that may affect the house, repairs and maintenance.
Who is this survey for-
This survey is most suitable for if you want a more extensive look at the property you are purchasing that is conventionally designed and does not have multiple alternations and extensions.
Report states all materials the property has been built with

Older, run-down or a property that has had alterations
Level 3 Home Survey (Full Structural)
What is included-
Provides a more extensive (than level 2) visual inspection of of the condition of the property advice on defects, repairs and maintenance issues. The report will outline the repairs that should be completed and, where practical, provide estimated costs of repairs
Additionally, they will provide comments on energy efficiency, what materials the property is built out of and how it was built.
Who is this survey for-
A larger or older property that is run-down or has had alterations or where major alterations are proposed.
